MBRC Planning Scheme - Burpengary East emerging community area
This area at Burpengary East which partly contains the Emerging community zone is bounded by Burpengary Creek, Moore Road and Old Bay Road, Little Burpengary Creek, and the Bruce Highway Eastern Service Road.
As part of its planning scheme preparation, Council considered the opportunity which a portion of this area provides for potential residential development. The outcomes of this review are shown by the zone maps which appear in the planning scheme.

Burpengary East and the new planning scheme
The zones at Burpengary East show what could happen over the next 10 years (the life of the planning scheme). The location and amount of land zoned for development has been informed by the likely take-up rates for residential development as well as an analysis of the most efficient land use to serve existing infrastructure.
Burpengary East is predominantly included in the ‘Emerging community zone - Transition precinct’ to support future residential development. The existing local industry area is identified in the planning scheme as ‘Industry zone - Light industry precinct’. The remaining areas are included in the rural and rural residential zones. Small parts of the investigation area are included within the limited development zone due to significant flood hazards.

Strategic vision for Burpengary East
Council’s 20-year vision for Burpengary East, identified in the Strategic Framework, is for a mix of place types including next generation neighbourhoods, enterprise and employment areas, coast and river lands, rural and mountain ranges as well as forests and waterways. It is envisaged the area will continue to evolve in line with the long-term outcomes sought in the Strategic Framework. Burpengary East is an expansion area that is to be considered in the Regional Growth Management Strategy 2041 currently being prepared. The strategy will develop evidence-based options that will ultimately outline the preferred sequencing strategy for the city’s future expansion areas.
Note: it is recognised that during preparation of the strategy landholders still have the right to submit development applications. Such applications will be assessed against the planning scheme in effect at the time.
