The Community facilities zone encompasses areas that have unique and specialised characteristics. They are found throughout the City and are held in both public and private ownership.

What is the purpose of this zone?

• Support the unique character and specialised functions associated with these areas.
• Support ongoing viability and efficiency of infrastructure and services.
• Support the growth of artistic, cultural and social community activities in appropriate locations.
• Restrict development that:
  • is inconsistent with the unique character and specialised functions of these areas
  • may compromise ongoing operation and expansion of infrastructure and services.

Community facilities zone precincts

All land in the Community facilities zone is included in one of five precincts. Zone precincts have their own provisions and provide greater clarity about the types of development intended in a particular location. These precincts are: 

1. Abbey precinct – Provides for the unique character established by way of the varied rural, commercial, tourist and community uses associated with the Abbey Museum. Uses include tourist attraction, educational establishment, place of worship, market, intensive horticulture, cropping and housing. 
2. Airfield precinct – Provides for the safe and efficient operation of Caboolture and Redcliffe airfields. Uses include air services, caretaker’s accommodation, clubs if associated with aviation, community use if associated with a museum.
3. Utilities precinct – Includes essential infrastructure and utilities, such as emergency services, indoor and outdoor sport and recreation, park, transport depot, telecommunications facility, utility installation and substation.
4. Lakeside precinct – Provides for the continued operation of the motor sport facility at Lakeside Park.  Uses include motor sport facility, club, function facility, indoor and outdoor recreation, market, tourist attraction and tourist park where in accordance with a council master plan.
5. Special use precinct – Includes unique artistic, cultural and social community activities, emergency services, cemetery, tourist attraction and transport depot uses.

The Woodfordia local plan also contains land zoned Community facilities. Refer to sections 5.9.2 and 7.2.2 for the Woodfordia local plan provisions. 

What can I expect to see in this zone?

• Little change in the existing character and function of these areas.
• Development remains consistent with the type of community facility present on the site.
• Development avoids areas subject to physical constraint, limitation, or valuable natural resource.
• Provisions including building height and building setback from boundaries and other measures help to maintain the character of the community facilities and reduce possible impacts on neighbouring properties.
